We are located half way between Dallas and Austin on I-35 at exit #355; just 18 miles north of Waco. Amenities include: FREE Wi-Fi, swimming pool, 24hr coin laundry facility, playground, pet walk, meeting room w/ full kitchen, game room, horseshoe pits, on-site propane refills, and catch & release fishing pond. We also offer an adjacent 12,000 square foot banquet hall that is available for daily rent of $700 + $25/hr for electricity. We offer snow birds a special 3 month rate of $675 + electric and a 4 month rate of $900.00 + electric. Site rate is paid in advance and electricity is paid monthly. The winters are very mild, with average daily temperatures in the 50's and 60's. Our park was designed around the trees, so the entire 20 acres has lots of beautiful large shade trees. The local area offers a seemingly endless list of shopping and dining opportunities, and there is a manufacturers outlet center just 9 minutes from the park. There are also 2 grocery stores and town square in the city of West, which is less than 2 miles from our park. We also have 3 major medical centers/hospitals and a veterans hospital in the area. They just completed construction of the 3rd hospital, which is one of the largest in Texas. The closest hospital is just 9 minutes and the furthest hospital is 19 minutes. There is also a 24hr Care Flight Helicopter Center 1 mile from the park to get you anywhere you need to go in a hurry. We are one of the safest places to live in America, because there has not been a crime committed at our park since it opened in 1971. You may take long walks without worry, even if you decide to take the puppy for a stroll alone at 2:30am! Our longest site is 115 feet, and we offer 50 amp and 30 amp electrical service.
